Bridge loan is a short term financing to be utilized as a bridge to a permanent loan financing. Bridge loan allows borrower to purchase a property quickly, retrieve real estate from foreclosure, or take advantage of a short-term opportunity in order to secure long term financing. Bridge lenders would consider the future income of the property that would result in higher valuation and determine their rates based on risk. Bridge loan is a senior loan and is secured by first deed of trust.
