Student Housing Multifamily Loan-Highlights

Dedicated Student housing loans are available for existing and stabilized properties located near universities (about 2mile radius from campus) with 10,000 or more students. Student housing properties have at least 80% full time student tenants and were specifically constructed for student housing facilities and can't be readily converted to traditional multifamily building.

  • 90% occupancy for past 1 year
  • No food service allowed

  • Minimum Debt Service Coverage Ratio of 1.30 x for fixed rate; 1.10x for ARM
  • Strong borrower with proven track record in managing student housing
  • Properties can not be inside the university land
